It will prove beneficial to both in the long run. From tenant’s perspective, it will help them assess the value of the building. Homeowners or building premise owners can benefit by way of showing a value oriented EPC.

You may need an EPC at a point where a building is to be sold or let out on rent. The house owner must make a copy of a valid EPC. The certificate for the building must be made available free of charge to a prospective buyer or prospective tenant. The prime objective is that the owner must be proactive in obtaining the EPC when putting the building up for sale or rent.

An EPC can be passed from tenant to tenant. An EPC is basically valid for ten years. The prime benefit of an EPC is that you are likely to attract more interest from buyers and tenants if you have this Energy Performance Certificate. A positive rating will highlight the value of the building at the time of Building survey.

Payment Protection Insurance Policies in UK

Insurance payment is useful in situations such as illness, accident or redundancy. There are two types of Payment Protection Insurance policies offered: Monthly Premiums and Single Premiums. The monthly premiums, unlike a loan, paid monthly. They can be terminated at any time and interests should not be added to the monthly payment. These products are slightly more expensive when provided by the lenders, even if they pay back a small amount. Single premium is generally designed for 36 or 60 months, and then transferred to the loan principal. Single premium policy can not be cancelled in the meantime, because when the amount is paid, it becomes part of the loan. Credit card providing companies are likely to sell PPIs, in addition to banks and insurance providers. One should go through the PPI policy well, before getting into it. Because, there are so many issues related to this payment protection insurance. Some people believe that, certain PPIs miss sell their insurance policies to the wrong customers. Hence you should consider certain things before buying a PPI. Initially, the cost of the insurance policy must be taken into consideration. The Financial Services Authority (FSA) provides certain comparison tables, through which the best policy could be picked up. If you have enough policies to take care of your unexpected sickness or accident, then this seems to be not needed.

There are some PPI policies, which do not help in certain situations, say they may not be applicable to self-employed people. They also take into consideration about a particular health condition like back injuries and stress related problems. So such cases must be taken care of and only after analyzing whether the policy is applicable for you or not, and then go for it. The policy's duration for pay out must also be noted. There are some policies that cover the repayment of loans or credit for 12 months. There are also some other conditions to be considered. The PPI must know about your exact working details and other important details. Your annual income has a lot to them and that is why it is properly included. After taking the payment protection insurance, make sure that the payment is recorded and understood. PPI prices vary and so it is best to shop around before taking a policy. PPI claims is a process used for those people who are not satisfied with their payment protection policies and trying to demand their money. There are few organizations in Britain to take care of these allegations, and help people to recover their money. Once this is processed their policies are cancelled. The Reclaim PPI is processed when a miss selling is done and the insurance sold to the wrong client.

Buy Spectacles Online - A Guide

Want to Buy Spectacles Online?

One of the earliest of businesses to realise the potential for revolutionising customer service potential whilst at the same time reducing purchasing costs, online opticians offer a safe, secure and verified method to get any type of prescription glasses or latest designer sunglasses at a price lower than in the high street.

Obtaining the right corrective lenses in suitable size frames go hand in hand with the online customer's ability to choose a great style, colour and type of frame from a comprehensive range of the latest cool look designer name brands as well as the timeless classics.

If I say you, buy spectacles online, it would be very straightforward indeed. Beware of it.

Some SEO experts do mistakes knowingly or unknowingly in several times while doing SEO for websites. I will point out few common SEO mistakes today. These mistakes can affect negatively in the listing of the website in major search engines like Google.com, Yahoo.com & Bing.com; it is very important to use keyword in search engine optimization. But one must avoid excessive use of keywords. There is a misconception that if keyword is used many times it will result in better page rank. It is advisable to keep in mind that search engines do not blindly follow the keywords. They have set algorithm to track the genuine contents. There is a possibility of getting penalized with excessive keywords use. If you want to get better rank in search engines, always use fresh content with appropriate use of keywords. There is a misconception among people that if page is indexed in search engines, its page rank will automatically get increased by search engines. But that is not true actually. The main thing is that there are some very basic optimization techniques which can help increasing page rank. But unless you optimized properly, you will never get the desired results in Search Engines. There is no short cut to success. Always avoid unethical promoters who promise you to get fast and useful links in blink of your eyes. You may encounter sudden rise in page rank due to massive irrelevant inbound links but these unethical links could result in penalizing your site or permanently banning it from search engines. So, beware of it before choosing any SEO expert for your website.

<link rel='alternate' type='text/html' href='http://rajarshi-chakraborty.blogspot.com/2011/01/seo-experts-can-do-seo-mistakes-too.html' title='SEO Experts can do SEO mistakes too. In simple terms what the VoIP service does is to convert an analogue audio signal into a digital audio signal that can be transferred over the internet. In order for a file to be transferred over the internet from one computer to another, the signal has to be cut down into small pieces, called 'packets'. This can only be done if the information being cut up is in binary format, i.e. in the form of a stream of 1s and 0, such as 11000010. very basically, such a stream of binary digits can be cut into small packets such as 1100 and 0010 , sent over the internet, then put back into order when received to read 11000010. As I said, this is a simple example, purely to give a rough idea of how a VoIP phone service sends the data throughout the internet. In practice the VoIP data streams are very much larger as are the packets.

Since the VoIP information has to be in binary form, the signal, of course, has to be a digital one. The digital signal is 'packetized' then the packets sent over the internet. The way this is done is to send the signals from one computer to another until it reaches the destination computer, rather like cell phone signals are sent from one antenna to another till they reach the one nearest to you, then from there to your mobile phone receiver.

In fact the packets will take the quickest route through the internet which can sometimes cause problems in that they may arrive at the receiving end in a different order to that in which they were sent. Some may even be lost, or 'dropped', leading to a less than perfect signal. The VoIP receiver must therefore be equipped with the means to put them back in the right order and compensate for 'dropped' packets.

The digital information is then converted back to an analogue signal so that it can be detected by the human ear. Normal digital phones can work this way, but the VoIP service uses the internet rather than conventional telephone system.

It is easy to see the potential benefits of this type of telephone system. It should be completely free of charge, other than the cost of the internet connection, since there are no wires or dedicated transmission and reception equipment required. The voice signals are sent as easily as you would send email. In fact VoIP services can completely change the way in which we make phone calls

Happy New Year 2011 to All Well Wishers

Wedding Entertainment

Wedding Entertainment is probably an issue that is easily overlooked. In fact, the fun may be something very important for your big day. This is because guests may feel boring if you are not being able to provide excellent entertainment during the reception. If you are inviting hundreds of guests at your wedding, the entertainment will be even more important. This is because your guests get bored a lot in the marriage ceremony if not entertained perfectly.

To this end you have at least three choices. One of the choices is to hire wedding DJ to help you to heat up the atmosphere in your wedding. The DJ can play various discs and songs in your party and you can choose the music your songs according to the theme of your wedding. Of course you will need to discuss the issue with the DJ beforehand.

On the other hand, you may also decide to hire a band to play live music in your wedding. Some couples will prefer this choice over hiring a DJ because they prefer live music. It is very true that it can be a lot more interesting if there can be live music in your wedding. However, the possible drawback is that the music or songs you are going to play will be restricted by the style of the live band.

Another choice will be hiring wedding singers in your wedding. The main difference between wedding singers and a live band is that the band will not perform any song. They will only play the music. On the contrary, the wedding singers will be able to sing the songs.

It is very difficult to decide which potential wedding singers is the most suitable one in your wedding. In fact, you try to consider the following issues when you are deciding on which wedding singer is the most suitable.

You may first of all ask for the opinions from your friends who have married and hired wedding singers. Because you friend will have firsthand experience with the performance of the singer, you will probably have the most accurate idea on the performance.

You can also read the recommendations from bridal magazines. But you must be very careful when you do this. This is because the recommendations can sometimes advertisements. In this case, they may not really reflect the performance of the singer. You'll still need to meet the singer in person before you decide to hire him.

There are couples who may think that the singer can only sing songs, but he cannot play music. Therefore, you can either hire a singer or a singer DJ. If you can really do this, you can be sure that the fun is just excellent.

VoIP Phone Systems

VoIP stands for Voice over Internet Protocol and it helps to change the way of thinking to make long distance calls. Basically, VoIP technology translates analog audio signals (the sounds you hear when talking on your regular telephone) into a digital signal (which is then transmitted over the Internet).

VoIP Phone Systems are used with Voice over Internet Protocol technology. VoIP is the technology used to transmit audio as data or Packets over the Internet to either a computer user or to a landline telephone. VoIP is increasing in popularity, as it is highly valued for its great quality, low cost, sometimes completely free and has incredible features. VoIP phone systems are a viable solution for business needs as well. This will also allow long distance calls for either free or for just pennies compared to traditional phone services.

You can also use VoIP technology by using Instant Messaging services that have voice options enabled. These include, AOL, Yahoo Messenger with VoiceInstant Messenger, Ebay's Skype, MSN and even Google has started their own VoIP messenger.

When using VoIP services, you can simply use a microphone and speakers to communicate with your caller. You need a High Speed Internet connection to allow for your calls to be in real time, and you will also need a soundboard and computer that is up to date with VoIP technology. You may also need a phone adapter for converting standard telephones into VoIP phones, or a VoIP phone.

VoIP Phone Systems adapters are another means of communicating with VoIP. A VoIP phone adapter will connect between your standard telephones, and your Internet modem. Your phone adapter will come with installation and user instructions. Generally, you will need to power off your computer, then connect the adapter to your Internet modem and then plug your telephone into the adapter's phone jack. Power everything back up and you should be good to use your phone. You will need to make sure that you have VoIP service previously installed.

You can also purchase a VoIP phone, specifically designed for use with your VoIP service. VoIP phones come in both corded and cordless forms. VoIP corded phones come with many features. This system is entirely different from traditional telephone services. Hosted services are provided from the premises of the service provider, so the small business enterprises can now enjoy numerous beneficial options without installing any hardware or software. The key advantage of having a hosted IP PBX system is that you can save the major part of your monthly phone bill while enjoying a number of PBX phone systems. With recent technological advancements, the hosted PBX (private branch exchange) system is now available over high speed internet connection with improved sound quality. The various features of this system include dial by extension and dial by name, caller ID, call screening, delivery of e-mail messages, voice to email, music on hold and more. As part of the hosted PBX systems, service providers offer the facility of toll free number, which brings nationwide attention to your business. Hosted IP service improves both internal and external communication of any business enterprise. A hosted IP PBX system offers highly systematic auto attendant facility for effective call management. The auto attendant can receive multiple calls simultaneously with recorded welcome greetings. The best part of this facility is that your phone never becomes engaged since calls are promptly handled and routed to the appropriate extensions. If a call is left unattended, the caller can leave a message in the voicemail box that produces alerts in the user's cell phone or e-mail account. Hosted PBX systems feature virtual receptionist facility which answers your calls even during off-hours and weekends. This system also provides a stand alone e-mail fax service for small business enterprises without changing the existing fax number. All the faxes are automatically sent to your email account; several faxes can be received simultaneously. Hosted IP PBX services offer effective and organized IP PBX telephone communication systems for small business enterprises at minimal monthly service charges.

My beloved Sandy has left us forever. Nationality is where you were born or what country you are a citizen in. The United Kingdom has no doubt the nationality laws of the world most complex, because of its former imperial power. British Nationality Act has its origins in the medieval period. There is always been a distinction in English law between the subjects of the monarch and aliens: the monarch’s subjects owed obedience, and in particular those had born in his kingdom (subjects born), and those who later gave their allegiance (naturalized subjects).

When the British Empire came into force, there remained a class of citizenship, namely the British subject. Citizenship law has spread too many rules, and most of it is written. This situation changed with the adoption of a British citizen and the state of rights of aliens in 1914. This is the first time, codified the laws of Great Britain.

Registration is an easy way to acquire citizenship, but only certain people can get it. British Nationals (other than British citizens) have permanent residence in the United Kingdom or the right of residence to obtain British citizenship after registering five years of residence in the United Kingdom.

Other cases where persons may be entitled to registration (either as a matter of law or policy) include:

1) Children born in the UK where a parent obtains British citizenship or indefinite leave to remain after the child is born

2) Children born in the UK who live in the UK until age 10.

3) Children born to a British father who is not married to the mother

4) British Overseas citizens, British subjects and British protected persons who have no other nationality

5) British Nationals (Overseas) who do not hold any other citizenship or nationality before 19 March 2009 (see Borders, Citizenship and Immigration Act 2009 regard the extension of Section 4B of the British Nationality Act 1981)

6) Persons born outside the UK to a British born or naturalized mother.

7) Certain children born outside the UK to a British citizen by descent

8) Certain children born in the UK who are stateless

9) Persons who acquire British overseas territories citizenship after 21 May 2002 (except those connected solely with the Sovereign Base Areas of Cyprus)

10) Children under 18 who are adopted outside the United Kingdom by British citizens

11) Former British citizens who renounced British citizenship

Student Visa

Most foreign students studying in Britain is now almost one million. The British government set a high value of foreign students will make every effort to attract these students away from competing institutions in other countries. British universities are famous for their high academic standards and this reputation is the reason why the UK is the first choice for foreign students. The UK universities are increasingly valued by professional bodies to ensure their education is the highest level.

Compared to other countries British universities offer value for money. This is due to the time it takes to complete a degree. Typically a degree is spread of very three years rather than four and most masters degree programs can be completed in one year. This makes UK universities very cost effective compared to other countries. The UK also has many financial aid and scholarships with make it possible for many foreign students to enter these educational institutes.

Another incentive of studying in the UK is the UK health care system. Foreign students studying in England, Northern Island, Scotland and Wales on a full time course are entitled to free medical treatment.

If you are a student wishing to immigrate to the UK then you could enter the country on a student visa and once your course is completed you could switch to another immigration service like a work permit visa without having to leave the UK. You will need certain circumstances to be eligible for student visa. You either need to prove you have been accepted on a course at a public funding institution like a university, a private education institute or an independent fee-paying school. Also you have to prove you intent to attend a recognized full time degree course, a weekday course with at least 15 hours of daytime study a week or a full time course at an independent fee paying school. All the costs of your accommodation and the fees of you course will have to be paid for by yourself and not by any public funds.
If you wish to study on a short course of about six months you could possible enter the UK with a tourist visa or visit visa. The difference between entering the UK on a student visa compared to a tourist visa is that with a student visa you will be able to work for 20 hours a week during term time and 40 hours a week during holidays but with a tourist of visa you won't. You can also apply for a student visa as a prospective student.

Student visa are normally granted for an initial period of one year but they can also take into consideration the length of the course you intend to study on. You really need to ensure your visa covers the whole of your study period as it is quite common for student visas to expire during your stay which can cause lots of problems. However the UK has a good visa service that ensures any renewal happens in the fastest possible time so it has minimum effect on the student. Regardless of this fact it really is important to find out in advance how long the course is and tell the immigration officials so your visa can last the entire time.

Once you have obtained your student visa, the rest is yours. With a little work and perseverance, you will be in good position at the end of your course. You can return to your country and earn good money.

Few Moments with Grandmaster Viswanathan Anand at Rapid Chess Tournament, Kolkata

Student Visa

Many students arrive in Britain each year to have their diploma. One key document that all students can be legally entering the country under consideration is a student visa. The visa application process can be long and difficult, it is important to allow sufficient time to complete your documents so that they finish before the deadline. In addition, it can be in your interest to consult a lawyer for a UK visa to make sure that your application has been fully and effectively.

Any student who wishes to visit the UK for studies must apply for a student visa. There are many qualifications that a student must meet to be granted a visa, so it is important to review these carefully. Below is a list of the eligibility requirements that you can expect to face when applying:

1) Must be accepted to a qualifying UK educational institution
2) Must be enrolled as a full-time student
3) High level of proficiency in English or proof of enrollment in an English language course
4) Proof of residence abroad
5) Overcome the assumption of immigrant intent by providing proof of ties to your home country

Students should be able to demonstrate that they have sufficient ties to their countries of origin that gives them little incentive to stay in UK after completion of studies.
